Prochek offers professional inspections to the State of Tennessee, InterNACHI and ASHI Standards of Practice, and other standards of practice as applicable. Our inspections are comprehensive, accurate, and filled with information so that you’re able to use your report as a valuable resource for making an informed decision about your investment.  The inspection report will be provided to you within 24 hours after the inspection.  The report will come with pictures and an explanation by me as to what was observed and how you can consider going about addressing the area of concern. General Home Inspection

In our residential inspection, we offer a comprehensive examination of visible and readily accessible components of a property. At no extra charge and when applicable, we include a basic thermal imaging scan. When necessary, we’ll also use a drone equipped with a high-resolution camera for inspecting roofs that can’t be safely walked upon or reached by ladder. Andy has his FAA Remote Pilot Certification.

Level 2 Chimney Inspections

A Level 2 chimney inspection consists of a visual and/or video scan of all the readily accessible portions of the interior and exterior of a chimney or venting system ensuring basic soundness of the structure and flue, along with basic appliance connections.  We will inspect with a camera inside the flue to ensure the chimney is free of obstructions and combustible deposits. A Level 2 inspection is an additional inspection separate from a home inspection and will have its own separate report. The video scan of the interior of the flue being the biggest difference between what can be inspected as part of a home inspection, and what can only be determined by a Level 2 Chimney Inspection by a qualified chimney professional. Andy is a CSIA Certified Chimney Sweep (CCS), and a graduate of the National Chimney Sweep Academy with many years of chimney inspection experience. The price for a standard Level 2 masonry chimney inspection for a home with one wood burning fireplace is $275 at the time of a home inspection. The price for a Level 2 chimney inspection for a pre-fab type (factory built) is $225 if at the time of a home inspection.

Radon Testing

In this market area, your home may be exposed to dangerous radon gas. Radon is a natural, radioactive gas which is produced when uranium in the earth’s crust decays, and turns into radium.

Outdoors, radon will naturally dissipate harmlessly into the atmosphere as it rises through the crust. But in homes, it can become trapped, which is dangerous for the health of you and your family. Radon is colorless and odorless, and it is carcinogenic. According to the EPA, radon is one of the leading contributors to the development of lung cancer, behind only smoking. For this reason, radon testing is key whether you’re a homeowner, renter, or you’re interested in purchasing a home. Radon testing is the only way to determine if your home has higher-than-average levels of radon, which can pose a health risk to your family. For more information regarding radon, you can visit EPA.gov/radon. Radon in air testing starts at $155.

Mold Inspections and Testing

If you suspect mold in your home, or may simply want to investigate for mold, give Andy a call. He is a IAC2 Mold Certified Inspector. He uses the latest lab tests and analysis to detect mold that may be in a home, to ensure you and your family are informed about mold infestations.

Mold can be very damaging. The longer it persists, the more damage it can cause. If there is a mold problem in a home, you should determine the source of any excess moisture, correct for it, and then clean up any mold promptly. Mold can be hidden, and can potentially develop into a problem if not caught in time.

Testing your home is a prudent way to prevent small problems from growing into a costly and unhealthy situation. For more information regarding mold, you can visit EPA.gov/mold. By the way, what does the EPA say about mold testing? In most cases, if visible mold growth is present, sampling is unnecessary. Since no EPA or other federal limits have been set for mold or mold spores, sampling cannot be used to check a building’s compliance with federal mold standards. In other words, if you can see mold, just do something about it. No need to test. However, testing can be useful in a real estate transaction and is necessary for post clearance testing (after mold remediation for instance). Post clearance testing for mold is a critical step in ensuring that a space is truly free from contamination. Mold in air sampling starts at $285 if at the time of a home inspection.
